All Kelliwood subdivisions are named to celebrate Kelli, (see photo), the daughter of award-winning builder and developer Vincent Kickerillo. Kickerillo is the developer of all the Kelliwood sections and the primary builder. In some areas, he is the only builder.

Developed in the 1980′s and continuing even today, the large collection of subdivisions that make up Katy’s Kelliwood range in price from the $200,000′s to over $1 million. Having been under development for such a long time, the older sections have very established and stately landscaping such as the Kelliwood Section of Nottingham Country.

Kelliwood is south of I-10 and predominately feeds off of Fry Rd. It is made up of 13 different subdivisions. There are several very exclusive gated sections, including Lakes of Buckingham-Kelliwood, pictured above.

Kelliwood neighborhoods are all in the revered Katy Independent School District. This is an important reason that values stay stable. Another critical factor is the standard of upkeep found throughout the different sections. Residents take great pride in their Kelliwood homes which is apparent from a quick drive-through.

The Willow Fork Country Club, a private club with golf course, is located at the south end of Kelliwood. It is a reasonably priced full-service country club. The general public is allowed to hold certain events, like weddings and meetings, at Willow Fork Country Club.

It makes little sense to quote “average” Kelliwood prices as the sales prices throughout Kelliwood reflect a tremendous spread. I will be glad to prepare you a detailed financial analysis of a specific area where you live or want to buy. (No obligation, of course!) Just contact me at 713-818-2404.

There are Katy neighborhoods where you can drive down the street and, with a little bit of knowledge, recognize the different builders’ homes from your car, “There’s a Perry; that’s a Village–looks like a Trendmaker!” Still, despite this level of predictability, there are several builders thereby avoiding the look of cookie-cutter-sameness lot-after-lot. Thank goodness for variety (even if we do have a pretty good clue who’s who!)

One of the reasons that the high-end custom sections of Cinco Ranch are so outstanding is that there is a good mix of custom builders in each section. Each custom builder was only allowed “to take” down so many lots. This guaranteed an eclectic and visually appealing mix with a wide-style of interior plans. Nobody’s house is just like anybody else’s. Each builder has their own flair and flourish. You have stucco, stone, brick and combined looks.

In my opinion, it doesn’t matter what the price range, too much of a good thing, as in one builder, is not a good thing. “Boring” is the word that comes to mind. Be it a low-end starter neighborhood or an elegant custom area, variety spices things up. An interesting development is better for resale. A mix of builders is a standard developmental plan.

I am disappointed by a decision made by Trendmaker Development, developer of Cross Creek Ranch, the fabulous master-planned community underway in Fulshear, just west of Katy. It was recently announced that Kickerillo Homes will be “the exclusive”, read “only”, builder in the new custom home section of Cross Creek Ranch. While I love to show and sell Kickerillo Homes, they do tend to have a “sameness” after a while. This is not a criticism just the truth; the same could be said for any builder be they custom or production.

Personally, I would’ve been more excited to see a good mix of top-end custom builders in the Cross Creek Ranch custom section. That’s a lot of land to be filled by one builder. That’s a lot of top-dollar houses that are going to resemble one another. For me, that’s too much of a good thing.
