<p>Certain areas of Katy, especially those houses south of I-10, are experiencing a very competitive market. In most sections of Cinco Ranch, it is <em>not</em> a buyers market.</p>
<p>Public perception seems to lag behind the current market movement. Sometimes a buyer has to lose several houses when they make low-ball offers before they enter into competitive negotiations.</p>

I sure hope I haven&#8217;t lost any of my regular readers! Today&#8217;s post is about a new builder who has entered the Cinco Ranch market.</p>
<p><strong>Katy’s reputation as the nation’s number one “most notable high-growth area” has attracted a major national homebuilder</strong>, Columbus, Ohio-based M/I Homes. This top national builder is publicly traded on the New York Stock Exchange (MHO).</p>
<p>M/I Homes now has a model home under construction in Cinco Ranch. It plans to open the model in early April to showcase all-new floor plans and architectural designs created especially for the Houston market after extensive research with local homebuyers.<span id="more-3898"></span></p>
<p><strong>M/I Homes will offer new homes priced from the $450,000s to $550,000s in Cinco Ranch, </strong>with plans ranging from 3,200 to 5,200 square feet. M/I Homes will build on 80-foot-wide homesites in the Cedar Grove Village neighborhood in Cinco Ranch.</p>
<p>Founded in 1976, M/I Homes is one of the nation’s leading homebuilders, currently operating in 10 additional markets outside of Houston, mostly located in the Midwest and Eastern United States.</p>
<p>“With its strong employment base, Houston has one of the most vibrant economies in the United States, and it was a good fit for expansion outside of our current template in the Midwest and Southeast region,” said Dennis Bailey, region president for M/I Homes.</p>
<p><strong>Bailey noted that Katy’s growth was particularly impressive within the Houston region, with the Gadberry Group naming it as the nation’s top high-growth area for 2010.</strong></p>
<p>With its high customer satisfaction ratings from J.D. Power Associates and features such as a 30-year structural warranty on all new homes, M/I Homes is the type of homebuilder that Cinco Ranch developer Newland Communities looks for when expanding the community’s new-home offerings, said Heather Gould, marketing director for Newland Communities.</p>
<p><strong>M/I Homes’ new plans for Cinco Ranch emphasize traditionally styled exteriors with lots of stately curb appeal. </strong> With steeply pitched roof lines, these one- and two-story plans blend timeless materials such as stone, brick and stucco. Inside, the plans emphasize dramatic volume spaces such as soaring foyers and wide-open family rooms. The plans combine high-design details with functionality and flexibility.</p>
<p>A rotunda-shaped foyer in one plan, for example, creates a memorable first impression while also providing easy access to several different rooms off the foyer. <strong>One plan has a master suite closet with a secret door to the laundry room, providing for convenience while preserving the suite’s privacy!</strong></p>

<p>Foreclosed and foreclosing properties dominate many of today&#8217;s U.S. real estate markets&#8211;more than four years after the sharpest observers saw the market shift coming, and more than two years after the reality hit home for millions of American home owners.</p>
<p><strong>While Katy is not suffering like other areas of the country, the number of foreclosures in our hometown has grown substantially. (Pictured above are two foreclosures  currently on the market.)</strong></p>
<p>First-time home buyers make up almost half of all buyers of  bank-owned foreclosures and soon-to-be foreclosed short sale properties.  They’re followed closely by investors seeking rental properties, and a  third important group—homeowners who find they can move up to a bigger  or better home they previously could not afford.</p>
<p>The truth is: These markets demand most of the same things an ordinary <span id="more-3654"></span>market demands of buyers&#8211;only more intensely and pointedly:</p>

<li><span style="font-weight: bold">Money:</span> Buyers must be financially qualified and ready to buy. The best properties go quickly. Buyers must look to strong lenders.</li>

<li><span style="font-weight: bold">Motivation:</span> Buyers must  be motivated to compete successfully. I urge my  buyers in this market to be clear about both their “motivating why&#8221; and  their criteria for the property itself (size, location, condition, floor  plan, etc.)</li>

<li><span style="font-weight: bold">Location:</span> Contrary to the rumors, prime buying opportunities exist in almost every neighborhood and price range.</li>
</ul>

<li><span style="font-weight: bold">Condition:</span> Buyers should  understand that repair costs are not necessarily large. The Keller  Williams Distressed Property Buying Survey shows the average cost to  repair to be $5,000—that’s less than 3 percent of the median purchase  price in the U.S. today.</li>

<li><span style="font-weight: bold">Expert Help: </span>Finally,  smart buyers know they need to be even smarter—they become a team with a  local expert agent who knows local property, pricing, and lenders.</li>

<p>More than 20 restaurants and food trucks will participate in this family event featuring live music, cooking demonstrations and activities for the little ones.</p>
<p><strong>In a twist inspired by TV&#8217;s &#8220;Iron Chef&#8221;, the chefs will compete for top honors by inventing new dishes featuring pumpkin, while they will also serve up many dishes they are known for.</strong></p>
<p>Event-goers will be able to taste dishes by purchasing a wristband with all proceeds benefiting the Muscular Dystrophy Association&#8217;s Houston are summer camps program.</p>
<p>Wristbands can be purchased at the event or online at <span id="more-3579"></span><a href="http://www.westsidechefsthrowdown.com" target="_blank">www.westsidechefsthrowdown.com</a>. Wristbands purchased online are $20 for adults, $10 for children (free under 2), and $50 for a family pack for two adults and two children. <p><strong>Celebrity judges for the secret ingredient challenge will include High-Tech Texan and radio host Michael Garfield and Houston food writer/radio host Cleverley Stone.</strong></p>

The land was acquired as a joint venture.</strong></p>
<p>Cinco Ranch is Newland&#8217;s top selling, master-planned community. This expansion will add 1,200 new homes. This new section will be delivered in approximately three years as the community&#8217;s final southwest neighborhoods are completed.</p>
<p><strong>The expansion is located on the east side of FM 1463 at Corbitt Road in northwest Fort Bend County. With the addition of the land, Cinco Ranch will total 8,092 acres with an expected 14,000 homes at build-out.<br />

<p><strong>Lease activity for LaCenterra at Cinco Ranch has been rising with the Texas temperature this summer. </strong>Center management announces that over 11,200 square feet of retail space and almost 9,500 square feet of office space has been leased.  Additions to LaCenterra’s tenant roster include boutiques, restaurants and specialty food retailers, along with business offices. That’s nearly 20,700 square feet of additional services at LaCenterra.<strong> </strong></p>

<p><strong>New retailers include Berripop Frozen Yogurt, Fit N Fresh Gourmet, Otto’s Deluxe Grille and Paper Lane Stationery and Gifts.  Relocating business offices to LaCenterra include the Law Office of Scott P. Callahan, P.C. and Woodco Fund Management.</strong></p>
<p><strong>Berripop Frozen Yogurt </strong>has leased 1,540 square feet of center space for a new location.  Born in the great state of Texas in December 2007, <strong>Berripop</strong> offers parfaits, Hawaiian shaved ice, signature smoothies and -of course &#8211; fresh, all-natural non-fat yogurt with healthy toppings.  Guests will find the latest music videos played on flat screen televisions and free Wi-Fi in this bright, modern yogurt shop.  <strong>Berripop</strong> will open in early September in Ste. E100, also overlooking Heritage Square.</p>
<p>Business partners, Mike Rizutto of Sugar Land and Al Gross of Round Rock have leased just over 2,000 square feet of retail space for <strong>Fit N Fresh Gourmet</strong>.  The specialty food store will offer <span id="more-3412"></span>freshly prepared healthy meals and customized meal plans.  Katy area residents dreaming of a personal chef need look no further when <strong>Fit N Fresh Gourmet</strong> opens for business in Ste. R100 in mid-October.</p>
<p>Houston’s famed Otto’s Barbecue and Hamburgers will open a new concept restaurant: <strong>Otto’s Deluxe Grille</strong>.  The rustic 2,648-square-foot eatery will offer certified Angus burgers, gourmet salads and sandwiches along with comfort food favorites including chicken fried steak, real mashed potatoes, homemade cobbler and, of course, Otto’s acclaimed brisket and sausage.  The new “finer dining-comfort food” concept will also feature weekend fish and seafood specials.  The restaurant will serve their famous weekend breakfast from 7:00 a.m. – 11:00 a.m, Saturday and Sunday.  While an official date has not been announced, a late October opening is anticipated.  <strong>Otto’s Deluxe Grille</strong> will open in Ste. D100 and will offer restaurant and patio seating overlooking LaCenterra’s central courtyard, Heritage Square.</p>
<p>Mother and daughter-in-law duo Janice and Chris Therrien have leased 1475 square feet of retail space for <strong>Paper Lane Stationery and Gifts too!</strong> The colorful store will give residents a reason to celebrate by offering custom invitations, stationery and greeting cards from notable names including Crane &amp; Co., William Arthur, Tickle Bellies, Bella Ink, Inviting Company, Kate Spade and Vera Wang.  They will also stock artfully designed paper products and gifts from Caspari, CR Gibson, Mudpie and Illume candles.  Planners, journals, pens and desk accessories from makers such as momAgenda, Moleskine, Retro 151 and Pierre Belvedere are other gift ideas. <strong>Paper Lane Stationery and Gifts too! </strong> is scheduled to open in Ste. D120, between Otto’s Deluxe Grille and The Wine Next Door, in late September.</p>
<p><strong>The Law Office of Scott P. Callahan, P.C.</strong> has just relocated from its Galleria/Uptown location to LaCenterra.  Attorney Scott Callahan has leased over 1,200 square feet of office space in Suite B240. <strong>The Law Office of Scott P. Callahan, P.C.</strong>, a personal injury trial law firm, is devoted to representing victims and their families in wrongful death and catastrophic personal injury cases.  Most recently, Mr. Callahan was instrumental in forcing a nationwide recall of the product Stand ‘N Seal from stores due to consumer deaths and severe lung injuries.  Mr. Callahan is on the Board of Directors of the Texas Trial Lawyers Association and a member of the American Association for Justice, Houston Trial Lawyers Association, and State Bar of Texas.</p>
<p><strong>Woodco Fund Management</strong>, a private asset management company firm, leased just over 1630 square feet of office space.  <strong>Woodco Fund Management</strong> relocated to the Katy area from its Dairy Ashford address in Houston.  Doors have recently opened for business in Ste. B225.</p>
