Zip Code 77450: The median single family home value in Katy 77450 this week is $225,000. While this week the median price in this zip code didn’t fluctuate much, we continue to sit at all time high prices.
Watch for persistent downward shift in the Market Action Index, available on my weekly subscription service, see order form. The buyer’s zone is a leading indicator of the price strength sustaining.
Pertaining to supply and demand, local conditions are currently quite strongly in the Buyer’s Market. Again, see my highly detailed report available through a free subscription. The 90-day Market Action Index stands at 16. With several months of inventory available at the current sales rate, buyers should find ample choice.

The median single family home price in Katy 77494 this week is $299,900. Inventory has been tightening and days-on-market decreasing recently.
The Market Action Index has been basically flat, not providing strong indication for market conditions. We continue to see prices in this zip code hovering around their high point. Look for a persistent down-shift in the Market Action Index before we see prices deviate from these levels.

Want an extra $8,000? If you’re a first-time homebuyer, you’re in for a nice gift.
Last fall, the Federal Government introduced a financial incentive to prospective first-time homebuyers, an income tax credit of up to $7,500. The rules were simple: You must have been a first-time homebuyer, (as defined by not owning a home in the previous three years), and you met certain income restrictions.

All Kelliwood subdivisions are named to celebrate Kelli, (see photo), the daughter of award-winning builder and developer Vincent Kickerillo. Kickerillo is the developer of all the Kelliwood sections and the primary builder. In some areas, he is the only builder.
Developed in the 1980’s and continuing even today, the large collection of subdivisions that make up Katy’s Kelliwood range in price from the $200,000’s to over $1 million. Having been under development for such a long time, the older sections have very established and stately landscaping such as the Kelliwood Section of Nottingham Country.
Kelliwood is south of I-10 and predominately feeds off of Fry Rd. It is made up of 13 different subdivisions. There are several very exclusive gated sections, including Lakes of Buckingham-Kelliwood, pictured above. Read the rest of this entry »
