Controversy Swirls in Cinco Ranch in Katy Texas

One of the highly regarded features of living in a master-planned community, like Cinco Ranch, is the promise of predictability.  Winter flowers are replaced with spring bedding plants.  The landscaping is always tasteful but spectacular. In Cinco Ranch, the crepe myrtles bloom in mass. The water features are  pristine and a delight to visit.

Property values are maintained by strict guidelines, enforced when necessary. The Architectural Control Committee is to administer decisions fairly and equitably always deciding in favor of sustaining property values.

So, what’s up now? Why aren’t more Cinco Ranch residents aware of the ongoing dispute? Read the rest of this entry »

What Happened to the Trees in Katy?

Does it make you angry when a Katy developer comes through and randomly plows down all the trees in their way? Hardwoods, too, like fabulous old oaks. It breaks my heart. Profit is great but working alongside Mother Nature, creating a win-win is even better. These same developers boast about “being green” but the obvious is the obvious. How much “greener” can you get than a tree? Give me a break!

When I got the call to list 1022 Woodcreek Cove Lane in Woodcreek Reserve, I was thrilled! (Above is the view from the front door of my listing; it looks onto Buffalo Bayou and the neighborhood amenities.) The master-planned community of Woodcreek Reserve, a favorite of mine, is located just south of I-10 at FM 1463. This is the exit for the Leonard E. Merrell Center located on the north side of I-10. Why Getting a Pre-Approval Letter Will Help You Get a Katy House

Say we are working together to purchase your next home. (Thanks for your confidence in me!) What’s the very first thing you should do in the home buying process? I, like most Realtors, will tell you to get a Pre-Approval letter. You ask me, “Julie, what is that and why do I need one?”. You might say, “I already have a Pre-Certification letter. What’s the difference?”

So, what’s a Pre-Approval letter? Unlike a Pre-Certification letter, the lender will not just take your word for your financial status, the lender will verify the information you provide. Instead of receiving your letter that same day via fax, the lender will confirm your employment, check on the source of Read the rest of this entry »

Will We Expand to San Antonio?

I like to joke that Katy development will grow all the way to San Antonio! Well…we are on our way. Trendmaker Development’s Cross Creek Ranch will be a huge master-planned community in Fulshear and Ryland Homes has just announced a new development, Willow Creek Farms, in Brookshire, five miles west of Katy Mills Mall.

Cross Creek Ranch will be one of the most phenomenal developments in the Katy area and will have a huge impact on area real estate. Cross Creek Ranch is unlike anything that has come to far-west Katy, technically Fulshear. I remember when Fulshear was a real country town and the only high-end development was Weston Lakes, a guard-gated development built around a natural waterway and a golf course/club house. There was a tiny grocery store and a famous bar-barbecue café that attracted Houstonians.

Cross Creek Ranch will incorporate 3,200 acres. There will be a southeastern Texas ranch architectural Read the rest of this entry »

Why I’m a GRI and What that Might Mean to You

One of the benefits of writing a blog is that, sometimes, I can brag about me. This is one of those posts, forgive me for being self-indulgent, please.

What are those letters I often put behind my name? What’s a GRI?

Realtors who hold the Graduate Realtor Institute (GRI) designation have dedicated their time and money to advanced real estate education to bring you above-standard professional service. The GRI curriculum incorporates a common body of knowledge for progressive real estate professionals; within certain perimeter it is State-specific as are real estate laws.

A Realtor who possesses the GRI designation has not only completed a course of study, Read the rest of this entry »
