Fannie Mae: Who is She and How did She Get into Trouble?

Mortgage loans are getting harder and harder to get. The reins have just tightened again with the government takeover of the secondary loan market known as Fannie Mae. The failure yesterday, September 29, to pass the massive bailout legislation only adds to this troubling situation in the home lending sector.

The Federal National Mortgage Association (FNMA) , commonly known as Fannie Mae, is a publicly traded government sponsored enterprise (GSE). It is a stockholder-owned corporation authorized to make loans and loan guarantees.

Fannie Mae is the leading participant in the U.S. secondary mortgage market, which serves to provide liquidity to the primary mortgage market to ensure that mortgage companies, savings and loans, commercial banks, credit unions, and state and local housing finance agencies have enough funds to lend to home buyers.

As of 2008, Fannie Mae and the Federal Home Loan Mortgage Corporation (Freddie Mac) own or guarantee Read the rest of this entry »

Who is Freddie Mac and What Happened to Him?

Freddie Mac Bailed out by Federal Government

I started writing this two-part series pre Hurricane Ike. With yesterday’s mega-bailout of AIG Insurance, it almost seems like old news. All this government intervention will affect the home industry both short-term and long-term.

Considering the complexity of the federal take over of Freddie Mac and Fannie Mae and it’s huge ramifications for Katy home buyers and our economy in general, I am reprinting articles from Wikipedia that explain these events as an understanding is critical.

This is a development that will impact all of us here in Katy, even if we are not buyers or sellers. Today, we will address Freddie Mac and next week I will publish an article on Fannie Mae. I hope these articles help you understand as they were helpful to me.

Hurricane Ike Spares Katy His Worst Wrath

Hurricane Katy Texas

No phone service of any kind. Parts of my roof gone with the wind. Lots of junk in the yard. Beyond that, my household is doing great. So very much for which to give thanks.

No news must be good news, I haven’t seen any TV coverage of Katy except to say many of us have power restored. This includes my family.

So many of our Houston and Galveston neighbors are suffering terrific losses; my heart breaks for them. As a New Orleans native, I’m a veteran hurricane gal and one who never wants to experience another.

God bless you all, Julie

Who Else Wants Katy Department Store Shopping Without Driving the Katy Freeway?

shopping at The Grand in Katy Texas

During the 26.5 years I’ve lived in Katy , there have been reoccurring rumors that the downtown section of Buffalo Bayou will be transformed into a tourist mecca a la San Antonio’s Riverwalk. I’ve seen the plans in the newspaper, even way back when we had two daily papers.

TV stations have touted the “upcoming” developments. Real estate investor/developers have been paraded before the media. Will we ever see the Buffalo Bayou Riverwalk? Fat chance, that’s my take on the project and I’m sticking to it!

Similarly, periodically, there has been talk of an upscale shopping mall to built in the heart of Katy. At the time that Katy Mills Mall was announced so were plans for a Foley’s, now Macy’s, anchored mall. It was to be located directly across I-10 from Katy Mills Mall on the Read the rest of this entry »

“Green” Paint is Not Just a Color Anymore

green paint available in katy texas

Until recently, “green” paint was a decorative effect perhaps recommended by an interior designer. It had very little to do with science and even less to do with the environment except for bringing nature to mind. Not so today.

According to the Environmental Protection Agency, (EPA),  indoor air is three-times more polluted than outdoor air; it’s considered to be one of the top five hazards to human health. This unsafe situation is caused mostly by paint emissions and household sealants that continue to release dangerous emissions for years after application. These elements also deplete the ozone layer.

Paint manufacturers are scrambling to produce low Volatile Organic Compounds, (VOCs), or Read the rest of this entry »
