Simply put, in Katy, you will have the greatest traffic shortly after you list your home; Realtors, plus buyers, want to see fresh, new inventory. This is why it’s imperative that you list your Katy real estate aggressively at the beginning.
Of course, we are talking about price, the number one factor in determining whether your house sells or not. This is even truer now we are in “a buyers market”. Yes, sadly, the housing slump has hit Katy real estate.
Many sellers will say, “We can always reduce the price”, rather than looking honestly at the neighborhood solds, the “comparables”, and pricing their home within this realistic range. What actually occurs is that they miss out on a probable offer while their traffic is highest. It is impossible to recapture the momentum of a new listing.
