You Don’t Have to be a Mathematician to Need Get Your Katy Home Sold, Part 2

Another geometry lesson…I call this one Who Will Buy at What Price? It’s really quite simple once we break down the triangle.

Starting at the base, we can see that the largest percentage of Katy house buyers will purchase a property that is priced below fair market value. Even if the house is not exactly what a buyer is shopping for, the majority of buyers will flock to an undervalued property.

Just the opposite, only a small percentage of buyers will decide to buy Read the rest of this entry »

Get Rid of that Katy Texas House Once and For All!–The Geometry of Selling, Part 1

It’s called the inverted triangle, or, the upside-down triangle, and it’s critical in getting your Katy real estate sold quickly and for true market value. It’s a simple concept but, unfortunately, not explained at all real estate listing appointments.

Simply put, in Katy, you will have the greatest traffic shortly after you list your home; Realtors, plus buyers, want to see fresh, new inventory. This is why it’s imperative that you list your Katy real estate aggressively at the beginning.

Of course, we are talking about price, the number one factor Read the rest of this entry »

Katy Neighbors, Give Me Two Minutes and I’ll Give You the Four Secrets of Real Estate Success

secrets to buying real estate

I make a point of telling my buyer clients, “I’m so much fun to work with until you break one of my Four Rules for Real Estate Success. Then, it’s not a pretty picture!”

  1. Location, location, location
  2. It’s better to buy an ugly house on a good lot; you can always fix a house but a lot is permanent.
  3. Buy on the low end, price-wise, of a higher neighborhood.
  4. The only time to think about resale is before you buy.

So, there we go! Should I smile or throw an ugly tantrum?

For information about Katy area homes, you can search the entire Houston MLS from this blog. For questions or to tour any area homes, contact me directly at 713-818-2404. I have specialized in Katy real estate for over 19 years. Experience does count!

Katy Home Owners, Do you Recognize the Early Signs of Financial Recovery?

Houston

Katy home owners, it’s about time that the national media predicted some upbeat news about the Houston housing market!

I have always felt that negative produces negative. For instance all this coverage of “short sales”, see my article on July 24, has resulted in an unrealistic mindset for many buyers. If they can’t find a short sale, they are looking to interpret most buyers as “desperate”. This is simply not reality in Katy real estate.

Yes, our Katy real estate market is below the good times of the past but things are not as bleak as they have been portrayed. While most sellers are disappointed to find that their houses are Read the rest of this entry »

Thousands Live with Nature who Never Thought They Could–Welcome to Firethorne Master-Planned Community

To many gardeners, a Firethorne is a hybridized plant in the pyracantha family. Not so for Katy residents, our Firethorne is a rapidly developing 1,400 acre master-planned community located on FM 1463 in the Katy/Fulshear area. When Firethorne is built out, there will be 3,600 more homes in the area. I don’t have to tell you that Katy is exploding west of Katy Mills Mall.

Like the just announced Cross Creek Ranch master-planned development, Firethorne includes a large amount of open areas, green space, lakes and parks. Firethorne has designated 150 acres for parks and recreation; a 12-acre lake with surrounding Read the rest of this entry »

Understand “Short Sales” like a Mortgage Lender

short sales, foreclosure

Reprinted from Wikipedia

In real estate, a “short sale” is when a bank or mortgage lender agrees to discount a loan balance due to an economic hardship on the part of the mortgagor. The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender in full satisfaction of the debt.

For example, if the unpaid balance of a loan is, say $100,000, and a property sells for $90,000, under a short sale the lender might accept $90,000 as payment in full. In such instances, the lender would have the right Read the rest of this entry »

What is “Staging” and How Can I Get Some in Katy Texas?

real estate staging

“Staging?” What does this term mean with respect to residential real estate? I’m sure you’ve heard about staging; the TV home shows, especially the real estate ones, have greatly contributed to this burgeoning trend. In fact, these shows make staging seem like an everyday real estate occurrence coast-to-coast. Like almost all real estate trends that become standard practice, staging originated on the Pacific and Atlantic coasts and moved inwards toward middle America.

According to professional stager Lori Matzke, “Professional home stagers are practiced in the art of preparing a home for resale. They work with the ‘flow’ of a home, eliminate clutter, edit and arrange furniture, and even assist in Read the rest of this entry »
